Most crimes in condominiums, retail centres, and commercial properties are not committed by sophisticated criminals.
They are committed by opportunists.
An opportunistic criminal isn’t looking for a difficult target, they’re looking for an easy one.
They walk through underground garages checking vehicle door handles.
They enter buildings by following residents through secured entrances. (Tailgating)
They look for bicycle rooms with damaged locks. They test storage lockers. They steal unattended packages.
They search for opportunities where they believe no one is paying attention.
The crime itself is often spontaneous. The opportunity creates the offence.
Opportunity + Low Risk = Crime
Opportunistic criminals ask themselves a simple question:
“Can I get away with it?”
If the answer appears to be yes, they may take the risk.
If the answer is no, they often move on.
That is where visible security makes a difference.
‘Presence’ Changes Behaviour
A marked security vehicle parked in an underground garage.
A uniformed security officer walking the property.
Random patrols throughout the day and evening.
Doors being checked. Common areas being inspected.
Nefarious persons notice these things. Residents notice. Visitors notice. Contractors notice.
And so do people looking for an opportunity.
Visible security creates uncertainty !!
The person considering theft doesn’t know where the officer is, when the next patrol will occur, or whether someone has already noticed them.
Often, that uncertainty alone is enough to make them leave.
The Incidents You Never Hear About
One of the challenges in security is that success is often invisible.
A security officer may never know how many vehicle break-ins were prevented because a marked patrol vehicle was parked in the garage.
No report is written for the theft that never occurred.
No statistics exist for the criminal who decided to leave because they believed someone was watching.
Yet these are some of the greatest successes in professional security.
The absence of crime is rarely noticed—but it is often the result of consistent visibility, professionalism, and attention to detail.
Cameras Are Valuable But They Don’t Replace Presence
Security cameras are excellent investigative tools. They document events. They preserve evidence. They assist police.
But cameras do not walk a property. They do not challenge unauthorized persons. They do not check doors.
They do not assist residents.
And they do not create the same visible deterrent as a professional security presence.
The most effective security programs combine technology with trained people.
Prevention Is Always Better Than Response
At TEN23Security, we believe our role extends beyond responding to incidents.
Our objective is to reduce the opportunity for incidents to occur in the first place.
Through visible patrols, professional reporting, routine inspections, and proactive observations, we help create an environment where opportunistic crime becomes less attractive.
In security, the greatest success is often the crime that never happens.
